❓9 cap in San Diego... let me know

Hi Reader,

I hope your year is off to a great start. There have been a lot of changes going on in the investment spectrum for sure.

We have a 9.3 cap on a a beautiful commercial plaza with world class shops and restaurants on the horizon in SAN DIEGO. It's almost unheard of we get something like this! It's also waterfront and it's also primate real estate downtown.

A 9.3 cap is RARE this area as you know.
The IRR is 19-21% and could push more on a low leverage, fixed rate deal.
